15 Days To Exchange: Another Express Sale Story

Every now and then, a sale comes along that reminds us why preparation, teamwork and clear communication matter so much. This one was a really lovely example. 15 days from offer accepted to exchange. That is the quickest exchange we have achieved so far through Campbells, and we are incredibly proud of everyone involved.

We know that a lot of the hard work is done upfront with our Express Sale method. That is very much the point. The legal preparation, buyer qualification, guide price strategy, viewings, solicitor involvement and communication are all put in place early to try and reduce the usual delays where possible.

Of course, no sale is ever guaranteed and every property, buyer and solicitor is different.
But when everything comes together, it can make a real difference.

Clare was asked by this seller to do three things:

  • Sell the property for the most money.
  • In the quickest amount of time.
  • With the least amount of inconvenience.

That is a simple brief, but not always an easy one.

Thankfully, in this case, the result was a very positive one.

The property launched with an initial guide price of £300,000.

It went on to sell for over the guide price, which more than covered the client’s investment in our service. So, in a practical sense, the extra money achieved meant the client’s estate agency fee was covered by the result.

That is something we never take for granted.

It is also a good reminder that the cheapest fee is not always the most important figure. What matters most is the final outcome, the certainty of the sale, and how the process feels for the client along the way.


The marketing period took a little longer than some of our Express Sale examples, but for the right reason. The focus was not simply to sell as quickly as possible. It was to give the property the right exposure, attract good-quality buyers, and achieve the best result we could for the seller.

That is an important distinction.

Express Sale is not about rushing a property to market or pushing people into quick decisions.

It is about preparation, structure and commitment.

The aim is to create strong interest from suitable buyers, while making sure the legal side is already in a much stronger position before a sale is agreed.

That way, once the right buyer is found, the transaction has a much better chance of progressing quickly and smoothly.

This sale is also our 26th Express Sale since launching the service two years ago.

The team are now regularly handling around two Express Sales a month, and we are finding that more sellers are asking whether this could work for them too.

Other Express Sale Examples


One of the reasons we believe in this method is because we have now seen it help different sellers in different circumstances.

At Manor Road, Daventry, the property had just 6 days of marketing, generated 20 enquiries, 15 qualified viewings, received 5 offers, sold for 7.5% over the guide price, exchanged within 17 days, and completed the whole process in 38 days from day one.

At The Haystack, Daventry, the property had 18 days of marketing, achieved 8 enquiries, 6 qualified viewings, and exchanged in 19 days, with the total time from day one to legal completion being 39 days.

At Aqua Place, Rugby, after 14 days of marketing, the campaign generated 26 enquiries, 21 qualified viewings, 10 offers, and the property sold for 10% over the guide price, with exchange reached in 42 days from day one.

At Croft Way, Weedon, the property had 13 days of marketing, produced 30 enquiries, 22 qualified viewings, 10 offers, and sold for 9.1% over the guide price.

At West Farndon, the seller had previously been in a sale with another estate agent for nearly a year. Through Express Sale, the property generated 20 enquiries, 11 qualified viewings, 7 offers, sold for 11.7% over the guide price, and exchanged in 41 days from day one.

More recently, at Winston Close, Woodford Halse, the property had 14 days of marketing, created 18 enquiries, 14 qualified viewings, received 6 offers, and sold 5.3% over the guide price.

These examples are not shared to suggest that every sale will follow the same pattern.

They will not.

Every home is different. Every seller’s circumstances are different. Every buyer’s position is different.

But they do show what can be possible when the right preparation is done early and everyone involved understands the importance of moving together.


Why More Sellers Need To Know This Is Possible


One of the reasons we keep talking about Express Sale is because many sellers still do not realise this type of service is available.

A lot of people assume that selling a property will inevitably mean months of uncertainty, chasing, slow legal progress, nervous buyers and last-minute issues.

Sometimes, sadly, that does happen.

But there are ways to reduce some of that risk.

And it is also worth saying that Express Sale is not just for one particular type of property.

Over the last two years, we have seen it work on freehold and leasehold properties, across a wide range of values, from around £100,000 to £600,000 and beyond. It is not just for homes that need work, and it is not limited to one style, size or condition of property.

In the right circumstances, it can work for modern homes, character properties, vacant properties, investment properties, family homes, bungalows, apartments, cottages and properties that are already beautifully presented.

The key is not the type of property.

The key is whether the seller wants a more prepared, more structured and more certain way of selling.

With Express Sale, much of the work starts before a buyer is even found. The sale pack is prepared, the process is explained properly, and buyers are made aware from the outset that the seller is organised and serious about moving.

That preparation can make a real difference.

It does not remove every possible problem. No estate agent can honestly promise that.

But it can create a more controlled, better-informed and more committed process for everyone involved.

And for many sellers, that peace of mind is just as valuable as the speed.

In this case, we were able to achieve all three.

  • Exchanged in 15 days.
  • Legal commitment in 45 days from launch.
