Staying involved: what happens after you accept an offer

Accepting an offer can feel like the finish line, but it is really the start of the next stage, and it is often where things are most likely to go wrong if nobody is actively managing them on your behalf.

The memorandum of sale

Once an offer is accepted, we issue a memorandum of sale to everyone involved, confirming the details and getting the legal process moving without delay. This simple document is often what determines how quickly things start to move in those first crucial days.

Keeping the chain moving

Our sales progression team stays in regular contact with everyone in the chain, chasing solicitors for updates, flagging problems early, and keeping you informed. That hands-on approach is a big reason our average time from coming to market to completion is 165 days, against a regional average of 190, around 25 days quicker.

If a chain looks fragile

If something in the chain looks uncertain, a buyer further up the chain going quiet, for example, or a delay in a related sale, we would rather tell you early and talk through the options than let you find out at the last minute.

What proactive updates actually look like

Rather than waiting for you to chase us, we build in regular check-ins throughout this stage, so you always know where things stand: whether searches have come back, whether a survey has been booked, and what the next milestone is. Nobody should have to wonder what is happening with their own sale.

Working with your solicitor, not just the buyer's

We stay in contact with your solicitor as closely as with the buyer's, since delays can happen on either side of a transaction. If paperwork is sitting unanswered on your side, we will chase it just as readily as we chase the other end of the chain.

Why this stage matters so much

Most sales that fall through do so not because of the initial offer, but because of something that goes unaddressed during this stage, a query left unanswered, a delay nobody chased, a small issue that grew into a bigger one because it was not caught early.

A named person looking after you does not stop once an offer is accepted. We stay involved right through to completion, because that is the point at which it matters most.

The rules around renting out a property have changed significantly in recent times, and if you are considering buying to let, it is worth understanding what those changes mean before you commit to a purchase, not after. None of this should put you off, but it does change how a rental property needs to be managed.

Deciding what comes with you to a smaller home is rarely as simple as it sounds, particularly after years, sometimes decades, in the same house. Giving yourself proper time with it tends to make the whole process feel far less overwhelming.

When a move is tied to a specific date, timing your sale properly becomes more important than it might be for a more open-ended move.

You do not need to spend a fortune to help your home make a good impression. Some of the most effective changes cost very little and simply take a bit of time, whether you plan to sell in the next few months or the next few years.
