You've had a market appraisal. Here's what to do with it.

Your local associate has now visited your property and given you a considered figure. Unlike an online estimate, this comes from someone who has actually seen your home, its condition, its improvements, and compared it against local evidence, not a postcode average.

There is no clock running

An appraisal is not an offer, and it does not commit you to anything. Some people move within weeks, others take months, or even a year or two. If a good deal of time passes, ask us to revisit the figure, since the market can shift, sometimes in your favour, sometimes not, and it is better to know than to guess.

What the figure is based on

We look at recent, comparable sales nearby, not just similar postcodes, but similar roads, similar property types and similar condition. We also factor in current buyer demand for properties like yours, which is something no average can tell you, since it depends on what is happening right now rather than what happened last year.

Why the figure might differ from what you expected

It is not unusual for a figure to land a little differently to what a homeowner had in mind, in either direction. Sometimes improvements you have made add more value than expected. Sometimes the local market has simply moved since you last checked. If it surprises you, ask us to walk through the reasoning behind it, we are always happy to explain the comparable evidence we have used.

How this differs from what other agents might tell you

It is worth knowing that valuations can vary between agents, sometimes because of genuinely different views on the evidence, and sometimes because a higher figure is used simply to win the instruction. We would rather give you a number we can defend properly than one designed to sound appealing on the day.
