Upsizing: Viewing with a growing family in mind

Viewing a property with a family's needs in mind takes a bit more than walking through and counting bedrooms. A few practical habits make it far easier to judge whether a property genuinely works for you, rather than just looking right in the moment.

Check school catchments properly, not just the listing

If schools are a factor, it is worth checking catchment areas directly with the school or local authority before you fall for a particular property, rather than relying on what a listing says. Catchment boundaries can be surprisingly tight, sometimes splitting one side of a road from the other, and they occasionally shift, so it pays to confirm current boundaries rather than assume.

View more than once, at different times

A garden that is glorious on a Saturday morning viewing can feel quite different on a weekday evening, and a quiet road at eleven in the morning might be busy with school-run traffic mid-afternoon. If you are seriously considering a property, a second viewing at a different time of day is genuinely worth the effort, particularly if you are weighing it against somewhere you have only seen once.

Bring the whole picture with you

It helps to view with your actual daily routine in mind, where the car seat goes, whether the school run is realistic, where homework happens, where the dog goes when visitors arrive. These practical details are easy to forget in the moment but matter enormously once you are actually living somewhere.

Think about outdoor space honestly

A garden that looks appealing in photographs is not always a garden that works for your family. Consider what you will actually use it for, safe space for young children, room for a trampoline, somewhere to sit in the evening, and view with that specific use in mind rather than a general impression of a nice garden.

Ask about the neighbourhood, not just the house

Local shops, parks, clubs and community groups all shape day to day family life as much as the house itself. If you are moving to an area you do not know well, it is worth spending some time exploring it beyond the viewing itself, ideally at a weekend when you can see it properly in use.

If there is a particular area you have your eye on, Daventry, Rugby, Northampton, or one of the surrounding villages, let us know. That kind of detail helps us bring you the right properties, not just a long list of everything available.

Get in touch with us

There is no single correct way to sell a property. Every seller has a different set of priorities, privacy, price, speed, certainty, and the right route depends on which of those matters most to you. We offer three, and it is worth understanding all three properly before deciding which one fits your circumstances.

It is a question we hear often: is it worth spending money before putting a property on the market? The answer depends entirely on the improvement, your particular property, and what buyers in your area are actually looking for.

It is entirely normal to have concerns before selling a home. Here are some of the questions we hear most often, answered as plainly as we can manage.

Deciding what comes with you to a smaller home is rarely as simple as it sounds, particularly after years, sometimes decades, in the same house. Giving yourself proper time with it tends to make the whole process feel far less overwhelming.
