There is no single correct way to sell a property. Every seller has a different set of priorities, privacy, price, speed, certainty, and the right route depends on which of those matters most to you. We offer three, and it is worth understanding all three properly before deciding which one fits your circumstances.

Traditional Sale

This is the route most sellers choose, and for good reason. Your property is marketed across all the major portals and shown to our full database of active buyers, giving it the widest possible exposure. Viewings are arranged flexibly, including evenings and weekends, and you can sell at your own pace depending on interest and your own situation, rather than working to an artificial deadline.

A named associate guides you through every stage, and our approach to negotiation looks beyond the highest number on the table: we help you weigh up the strongest overall position, a buyer's proceedability and chain matter as much as their offer. This route also suits anyone buying onward themselves, since it is flexible enough to accommodate an onward purchase rather than forcing your sale and your own move onto separate timelines. It is the most familiar, most recognised way to sell, and it remains a genuinely strong choice for most properties and most circumstances.

Soft Launch

A more discreet route, with no public advertising. Instead, your property is shown quietly to a smaller, targeted list of buyers we already know are actively looking, without appearing on the open portals. This suits sellers who value their privacy, perhaps because of personal circumstances, or who simply prefer not to have their home visible online before they are ready.

It also gives you a genuine advantage when it comes to pricing. Rather than guessing at a figure and hoping it holds up once your home is fully public, a Soft Launch lets you test real buyer feedback first, and adjust your price or approach before a wider audience ever sees it. That matters more than it might sound: getting the price right from the outset is one of the best ways to avoid a reduction further down the line, and a property that has already needed reducing once tends to attract more scrutiny from buyers than one priced correctly to begin with. The trade-off is reach: a smaller, more targeted audience can mean it takes a little longer to find the right buyer than a route with full public exposure.

Express Sale

Built for sellers who want speed and certainty without cutting corners. The legal groundwork, a prepared sale pack and local searches, is arranged before your property is even marketed, so the moment an offer is accepted, your solicitor and the buyer's already have what they need rather than starting from nothing. The property is marketed at a realistic guide price rather than a hopeful asking price, designed to attract genuine competition quickly.

Viewings are typically arranged back to back over a short, focused window, in the style of an open day but as private appointments rather than everyone arriving at once. Buyers are qualified in advance, financially ready to proceed and free of a chain of their own, so the offers that come in are ones that can genuinely move forward. Done well, this approach can bring offers within around two weeks and exchange contracts in as little as 28 days, with many sales completing inside six weeks of going to market. Competition between serious, ready buyers during that focused window can also work in your favour on price, and a faster sale generally means fewer months of mortgage payments, bills and general upkeep on a property you are trying to leave behind.

How to think about which one is right for you

If wide exposure and flexibility matter most, and there is no particular need for speed or privacy, a Traditional Sale is usually the natural starting point. If privacy matters, or you would rather test your pricing quietly before going public, a Soft Launch is worth considering. If speed and certainty are the priority, and you are able to move at pace, an Express Sale may suit you best. None of these routes are entirely fixed, either: a property that starts with a Soft Launch can move to a wider Traditional Sale if it needs more exposure, and the same flexibility applies in reverse if your priorities change partway through.
