Finding the right buyer, not just any buyer

Finding the right buyer, not just any buyer

Once your property is live, the goal is not simply to generate viewings, it is to find the right buyer for your circumstances, someone able to proceed at a pace that works for you, not just whoever puts in the highest offer on paper.

Reaching the right people first

Before a property reaches the wider portals, it is often shown to our own registered buyers, people we already know are actively looking, and in many cases already have a mortgage agreement in principle in place. This head start can genuinely speed up the early stages of finding serious interest.

Qualifying interest properly

Before we bring you an offer, we ask the questions that matter: is there a mortgage agreement in principle, is the buyer in a chain themselves, and what is their realistic timescale. This is not paperwork for its own sake, it genuinely affects whether a sale will actually complete, and it saves you the disappointment of accepting an offer that later falls through for reasons that could have been spotted earlier.

What we ask on your behalf

Beyond the basics, we ask about a buyer's own chain in detail: whether their own sale is already agreed, how long it has been on the market, and whether their buyer has a mortgage offer in place. A buyer who looks straightforward on paper can still sit at the end of a long, fragile chain, and it is worth knowing that before you accept, not after.

Weighing up multiple offers

When more than one offer comes in, the highest figure is not automatically the best choice. We will help you compare them properly: deposit position, chain length, mortgage status and timescale all matter alongside price, and a slightly lower offer from a genuinely ready buyer often represents the safer, faster route to completion.

Negotiating on your behalf

We keep you informed of interest levels honestly, rather than manufacturing urgency that is not really there. That careful qualifying is a big part of why we have sold, subject to contract, 92% of our clients' properties over the last 12 months, against a regional average of 64%, almost 30% more likely to sell in the first place.

The right buyer is not always the first buyer, and it is rarely just whoever offers the most. It is whoever can actually get you to completion, with the least stress along the way.

Get in touch with us

Your local associate has now visited your property and given you a considered figure. Unlike an online estimate, this comes from someone who has actually seen your home, its condition, its improvements, and compared it against local evidence, not a postcode average.

Beyond budget and priorities, a handful of practical details can make the search itself feel considerably easier. None of this needs to be figured out all at once.

Whichever agent you choose, and we hope it is us, these are questions worth asking before you instruct anyone. A good agent should answer all of them clearly and specifically, without deflecting or falling back on general reassurances.

You have had your appraisal, and you are thinking about selling to make life a little simpler, less space to maintain, a more manageable garden, or somewhere that suits this next stage better than your current home. Downsizing has a few things worth understanding before you go much further.
