Traditional Sale, Soft Launch or Express Sale: choosing the right route for you

There is no single correct way to sell every property. We offer three different routes to market, and which one suits you depends on your property, your circumstances and what you are hoping to achieve. It is worth understanding all three properly before deciding.

Traditional Sale

This is the route most sellers choose: full marketing exposure across the major portals, open to all registered buyers, with viewings arranged as interest comes in. It suits most properties and circumstances, and is designed to attract genuine competition, which tends to produce the strongest overall result when there is no particular need for privacy or speed.

Soft Launch

A more discreet route, marketed first to our registered buyers before appearing on the wider portals. This suits sellers who value privacy, perhaps because of their personal circumstances, want to test genuine interest before committing to a full public listing, or simply prefer not to have their home visible online for an extended period while they weigh up their decision.

Express Sale

Built for sellers who want a faster route to exchange, this approach front-loads the work that normally slows a sale down. Before viewings even start, we prepare a sale pack with your solicitor and order searches in advance, so the moment an offer is accepted, the buyer's solicitor already has what they need instead of waiting weeks for the process to begin.

The property is marketed at an agreed guide price, not an asking price, for a focused seven to ten day window designed to attract several serious buyers at once instead of a slow trickle of interest over months. You are given a dedicated point of contact who manages progress closely with you, the buyer and both solicitors, so nothing sits waiting for someone to chase it. Done properly, this approach can take a sale from launch to exchange in as little as four to six weeks, though as with any sale, the exact timescale depends on the buyer, the chain and the solicitors involved.

How to think about which one is right for you

Start by being honest with yourself about your priorities. If achieving the strongest possible price through open competition matters most, a Traditional Sale is usually the right starting point. If privacy or a gentler introduction to the market matters more, a Soft Launch is worth considering. If speed and certainty are the priority, an Express Sale may be worth exploring, though it is worth understanding the trade-offs before committing.

You are not locked in

These routes are not entirely fixed. A property that begins with a Soft Launch can move to a wider Traditional Sale if the initial approach does not generate the interest you were hoping for. We would rather adapt the approach to what is actually happening than stick rigidly to a plan that is not working.
