Still on the market? Here's how a second opinion can help

If your home is still on the market and has not sold, it is worth pausing to ask why, rather than assuming there is simply nothing to be done. A property that has been listed for a while without success is usually telling you something.

It is not unusual to feel unsure
If you have found yourself wondering whether the pace is normal, whether you are being kept properly informed, or whether the price still reflects reality, that feeling is worth taking seriously rather than dismissing. Sellers who eventually switch agents often tell us they wished they had asked these questions sooner.

A second opinion can reveal what is not working
An independent, honest assessment can quickly show whether the issue lies with pricing, with how the property is being marketed and presented, or simply with a lack of proactive communication. This is often far clearer from the outside than it is when you are in the middle of it.

You are not locked in forever
Most agency agreements include a minimum tie-in period, typically eight to twelve weeks, followed by a notice period, usually two to four weeks, if you decide to move on. If your property has been on the market for some time, there is a good chance you are already free to make a change, or close to it. Your paperwork or solicitor can confirm exactly where you stand.

What a second opinion with us involves
Your local associate will visit, look at your property properly, and give you an honest, independent view, on your current price, on how the property is being presented, and on what a fresh approach could look like. This costs nothing and commits you to nothing.

If you decide a change is right
Switching agents is a straightforward, considered decision that many sellers make when a property has not performed as expected. We will handle the transition professionally, and there is no need for it to be awkward or confrontational.
If your home has not sold yet, the most useful thing you can do is get a clear, honest view of why, and what could genuinely change the outcome. We are happy to give you that view, whenever you are ready for it.

When a property first comes to the market, the opening few weeks are incredibly important.

Your solicitor confirms the money has been transferred to the seller's solicitor, and once that is confirmed, you are legally the owner. Keys are usually released once your solicitor confirms completion has taken place, so there can be a short wait even on the day itself. It is worth not booking your removal van for first thing in the morning.

Selling a property can often be a time-consuming and stressful process, but it doesn’t have to be. Sell your property for the best price, in the quickest amount of time with the least amount of inconvenience.
