Get clear on what actually matters
Before you start scrolling, write down what you genuinely need versus what would be nice to have. A third bedroom for a home office might be essential. A particular kitchen layout probably is not, since that can be changed later. Being honest with yourself here saves a lot of wasted viewings.

Register properly, not just online
Portal alerts are useful, but registering directly with a local associate who knows Daventry, Rugby, Northampton and the surrounding villages means you often hear about a property before it appears online, or find out about ones that suit you even if they are not quite what you searched for.

Think about location as carefully as the property itself
Two villages a few miles apart, Welton and Crick for example, can offer a genuinely different pace of life, different schools, and different commuting options. Visit at different times of day if you can: a quiet street on a Tuesday morning might feel very different on a Friday evening.

Viewing with a clear head
Take a list of questions with you, and take someone else along if you can: a second opinion is useful once the excitement of a nice kitchen threatens to distract from a damp patch in the corner. Ask about the boiler's age, the broadband speed, parking, and anything you noticed but cannot quite explain. It is also worth asking why the current owners are selling. The answer is often informative.

Trust your instincts, but check the evidence
If a property feels right, that matters, but it is worth balancing that feeling against practical checks: comparable prices nearby, how long the property has been on the market, and whether the price reflects its actual condition.
