This is one of the most common questions we are asked, and the answer is no.
Express Sale is not about selling cheaply, accepting the first offer or using an auction-style method because somebody is desperate to move.
In fact, it is designed to do the opposite.
Properties will often attract their highest levels of interest during the first couple of weeks of marketing. Express Sale concentrates that demand into a carefully planned marketing period, creating urgency while making sure buyers still have a fair opportunity to view the property properly.

How Does the Express Sale Process Work?
There are four important stages.
1. Preparing the Legal Work Before Viewings Begin
This is arguably the most important part of the entire process.
While we are preparing the photography, property description, floorplan and marketing campaign, the seller also begins the legal paperwork with an Express Sale conveyancer.
The property searches are ordered and the legal information is prepared before viewings take place.
This means potential issues can be identified earlier and the buyer’s solicitor can receive the legal documentation as soon as an offer is accepted.
In a traditional sale, much of this work may not begin until several weeks after a buyer has been found. By completing it upfront, we can remove one of the biggest causes of unnecessary delay.
2. An Intensive Marketing Campaign
The property is normally marketed for an agreed period at a realistic Guide Price.
During this time, we promote the home across the major property portals, our database of registered buyers, social media and our wider local marketing network.
We do not immediately stop viewings when the first enquiry or offer arrives. Allowing the full marketing campaign to run helps us reach more buyers and gives interested parties a fair chance to arrange a viewing.
3. Private Viewings and a Transparent Offer Process
Viewings are usually grouped together over one or more carefully managed viewing sessions.
These are not rushed open-house appointments. Each buyer receives a private viewing, allowing them to explore the home properly, ask questions and understand the Express Sale timescale.
All interested buyers are made aware of the process before viewing. Offers are then handled fairly and transparently, with the seller retaining control over which offer they choose to accept.
The highest offer is not automatically the strongest offer. We also consider the buyer’s financial position, chain, mortgage arrangements and ability to proceed within the required timescale.
4. Pushing Towards Exchange Within 28 Days
Once the seller accepts an offer, the legal work can begin immediately because so much of the preparation has already been completed.
The buyer, seller, conveyancers, mortgage adviser and Campbells team work towards the same agreed exchange deadline.

We also use WhatsApp groups where appropriate, giving everyone greater visibility and helping to reduce unnecessary delays caused by missed calls and lengthy email chains.
Once contracts have been exchanged, completion can usually be arranged shortly afterwards, depending on the circumstances of the seller and buyer.

Why Is Reaching Exchange So Important?
An accepted offer is not legally binding in England and Wales.
Until contracts are exchanged, either party can withdraw from the transaction. This can leave sellers exposed to months of uncertainty, particularly when they are trying to secure their next home or coordinate a chain.
